eventual sale, what incentive is there to find a property for
a client?
A: If we didn’t get results for our clients, we
wouldn’t be in business for very long. Instead, we get further
business through client recommendations. We rely on undertaking
thorough searches for a lot of happy clients, rather than working
for a tiny number of wealthy property buyers who can afford
to pay tens of thousands in commission. And finding the right
property is almost as exciting for us as it is for our clients.
If you would feel happier offering us an incentive payment for
finding a property, we would accept it, but frankly it will
make no difference to the rigorousness of our search on your
behalf.

Q: How does Surrey Homesearch manage to keep its fee so low?
A:We concentrate purely on Surrey, which we know
very well, and where we have had a lot of experience of looking
for property and working with local agents. We are actively
dealing with the Surrey property market on a daily basis and
our office is located near the centre of Surrey, so we have
quick access to most properties. Also, our operating overheads
are very low – as a dot.com we do not need a flash sales office,
expensive marketing literature or front-of-office staff. And
most of the time we use the cheapest and quickest method of
communicating with clients – email.

Q: Do you look for properties at the lower end of the market?
A: Yes. We aim to provide this service to any
property buyer in Surrey. The cheapest home we have found so
far was £200k (a three bedroom ex-council house in one of the
prettiest and most expensive villages in Surrey). We also look
for properties in excess of £2m. As long as we believe
the client’s property requirements can be met within budget,
we are happy to undertake the search.

Q: What happens if Surrey Homesearch fails to find the right
property during the standard three-month contract period?
A: Obviously we endeavour to find the client’s
dream property as quickly as possible in the three-month contract
period as a fast result is cost-effective for us. However, if
at the end of the contract, a suitable property has not been
found we are usually happy to extend the contract on a monthly
basis - i.e. the client does not have to take out a new three-month
contract.

Q: Why should I use your service when I can follow the DIY route
- what added value do you provide?
A: We make sure clients know about all the relevant
properties for sale, often before any other potential buyer.
We do the work of contacting the agents and we undertake preliminary
viewings of the most suitable properties, thus saving clients’
wasted journeys and time. We provide ongoing advice to clients
– for example on locations. We also serve as a friendly support
service. Property buyers usually act in isolation, unaware of
what is really going on in the market around them, but we are
able to give clients the advantage of a wider perspective in
terms of local market activity and price movement. Indeed, clients
often comment that our ongoing advice is worth our fee alone.
